DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS OF CHRISTOPHER ESTATES

This DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS OF CHRISTOPHER ESTATES SUBDNISON ("Declaration") is made and entered into this
22nd day of September , 2015 by LE CHATEAU, LLC (WARD B. STUDT), hereinafter referred to as the "Declarant". 

RECITALS 

A. Declarant is the owner of certain real property situated in Mesa County, Colorado, known as Lots 2 - 18; Reserve Lots 1 & 19; and Outlots A and B, all as more specifically described on Exhibit "A" attached hereto and by this reference incorporated herein.

B. Declarant desires to subject and place upon the property described as Lots 2 - 18; Reserve Lots 1 & 19; and Outlots A and B, on Exhibit "A" certain covenants, conditions, restrictions, easements, reservations, rights-of-way, obligations, liabilities and other charges set forth herein pursuant to the provisions of the Colorado Common Interest Ownership Act ("Common Interest Act") for the purpose of protecting the value and desirability of said property and for the purpose of furthering a plan for the improvements, sale and ownership of said property.

NOW THEREFORE, Declarant hereby declares that all of the properties described above shall be held, sold, and conveyed subject to the following covenants, conditions, restrictions, easements, rights-of-way, obligations, liabilities, charges and other provisions set forth herein, which are for the purpose of protecting the value and desirability of, and which shall run with the above-described property and be binding on all parties having any right, title, or interest in the above-described property or any part thereof, their heirs, personal representatives, successors, and assigns, and shall inure to the benefit of each owner thereof.
